First-Time Homebuyer Assistance Programs in Florida (2026)

There’s money available to help you buy, and most people don’t know it exists.


Here’s a fact that should be on the evening news but never is: in 2026, a first-time homebuyer in Florida can receive between $10,000 and $35,000 in assistance for their down payment and closing costs. No monthly payments. No interest. Real money that reduces what you need to bring to the closing table.

This isn’t a bank promotion. It’s a state program administered by the Florida Housing Finance Corporation, which has been running for years and gets renewed each season with fresh funding.

The reason so few people know about it is simple: nobody tells you unless you ask. And most people don’t even know they can ask.

Florida Assist: $10,000 with no monthly payments

The most accessible program is called Florida Assist (FL Assist). It offers up to $10,000 as a second mortgage at 0% interest with no monthly payments. That money goes directly toward your down payment or closing costs at the time of closing.

It’s not a gift in the strict sense: if you sell the home, refinance your primary mortgage, or stop living in it, you have to pay back the $10,000. But as long as you live there, you don’t pay a cent on that loan. No monthly payments, no accumulating interest. It’s as if someone lent you $10,000 and said, “pay me back when you no longer need the house.”

To qualify you need to be a first-time homebuyer (not having owned a property in the last three years), have a credit score of at least 640, meet the income and purchase price limits for your county, and work with a lender approved by Florida Housing.

An important detail: this program is used in combination with a Florida Housing mortgage. You can’t use it with just any bank. Your lender has to be within the Florida Housing network, which limits options but also guarantees competitive rates.

Florida Hometown Heroes: up to $35,000 for essential workers

This is the most generous program available in Florida. Hometown Heroes offers up to 5% of your loan amount — with a minimum of $10,000 and a maximum of $35,000 — to cover your down payment and closing costs. It’s another second mortgage at 0% interest, no monthly payments, that only needs to be repaid when you sell, refinance, or move.

The difference from FL Assist is who qualifies: Hometown Heroes is designed for workers in essential professions who serve their communities in Florida. The list includes more than 50 occupations.

Nurses, doctors, paramedics, medical assistants, and all healthcare workers. Pre-K through 12th grade teachers, counselors, instructional aides, and school administrative staff. Police officers, firefighters, correctional officers, and court system workers. Childcare workers. Active military and veterans.

And here’s something many people don’t realize: it’s not your specific job title that matters. What matters is who you work for. If you work full-time for a hospital, a K-12 school, a fire department, a police station, a childcare center, or a government facility — even if your position is in maintenance, cafeteria, or administration — you likely qualify.

The program relaunches in July 2026 with $50 million in funding, distributed on a first-come, first-served basis. When the money runs out, it’s gone. That’s why preparation is key: if you have your pre-approval ready before the launch, you can secure the funds before others.

General requirements: be a first-time homebuyer (veterans are exempt from this requirement), credit score of at least 640, meet your county’s income limits, and use a lender approved by Florida Housing.

The game-changing combination: VA + Hometown Heroes

If you’re a veteran or active military, there’s a combination that very few people know about and that is, arguably, the best homebuying opportunity available anywhere in the United States.

A VA loan requires zero down payment. And Hometown Heroes gives you up to $35,000 to cover closing costs. The result: you can buy a home without putting a single dollar out of pocket. The VA funding fee, the only mandatory cost of a VA loan, can be financed into the loan.

This isn’t a theoretical scenario. It’s a combination actively used in Florida that leaves the buyer with zero out-of-pocket costs at closing.

HFA Preferred and HFA Advantage PLUS: loans that are forgiven

There’s another Florida Housing program that works differently from the others: HFA Preferred and HFA Advantage PLUS. This one offers a second mortgage of 3% to 4% of the purchase price that is completely forgiven after 5 years, as long as you continue living in the home.

The key difference: with FL Assist and Hometown Heroes, if you sell at year 6, you pay the money back. With HFA Preferred PLUS, if you wait 5 years, you pay back nothing. It becomes a gift.

It’s a particularly attractive option if you plan to stay in the property for at least five years, which is what most first-time buyers end up doing anyway.

Local programs: what your county offers on top

Beyond state programs, many South Florida counties have their own assistance programs. These are funded through SHIP (State Housing Initiatives Partnership) and vary in amount and requirements.

Broward County offers a deferred second mortgage at 0% for down payment and closing costs, with a 15-year term, available to buyers with income below 80% of AMI (area median income).

Miami-Dade County administers several programs through its housing department, including assistance that can be combined with state programs to maximize the total benefit.

Hillsborough County (Tampa) offers the Home Sweet Home program with $15,000 in deferred assistance.

The key is that these local programs can be stacked with state ones. You could, in theory, use FL Assist ($10,000) plus a county program ($10,000-$15,000) and drastically reduce the amount of cash you need to close.

What you need to do to access these programs

The programs exist, the money is there, but there’s a path you need to follow to access them. It’s not complicated, but it does require doing things in the right order.

First, complete a HUD-approved homebuyer education course. Most programs require it as a condition. The course takes 6 to 8 hours, is available online, many are free, and it gives you a certification that’s valid for all state programs.

Second, find a lender who participates in Florida Housing programs. Not all banks or mortgage companies do. If you go to a big bank and ask for a regular FHA loan, they’ll probably give it to you — but without the state assistance. You need a lender within the Florida Housing network.

Third, verify the income and purchase price limits for your county. Each county has different caps based on the area median income.

Fourth, act before the funds run out. Hometown Heroes, in particular, operates on a first-come, first-served basis. Having your pre-approval ready, the course completed, and your documents organized is the difference between accessing the program and arriving too late.

The question nobody asks
